We’ve teamed up with a powerhouse trio to open up a legendary piece of Hawaiian history. This waterfront site, a private family sanctuary for generations, was re-imagined into a landmark that welcomes the public.

You’d think coordinating three different interests would have been a "grind," but this partnership was pure, seamless collaboration from day one.

When you’re handed a site this beautiful, the greatest risk is doing too much. The design brief wasn’t about what we could add, but how little we could disturb.

We knew the toughest critics wouldn't be the building inspectors—it would be the local Aunties and Uncles. If the site didn't achieve lokahi —keeping mana flowing between the land, the dancers, and the guests—all while radiating aloha needed for a seamless imu reveal, we knew we’d have to start over.

We developed a proprietary unit of measurement, M.T.P.S. (Mai Tai Per Square-Foot) to ensure the sunset hits the rim of your glass at the exact 180-degree golden-hour angle.
